Here’s something we hear a lot as a Sarasota roofing contractor: “My roof is only [XYZ] years old. Why does it need to be repaired/replaced so soon?”
There are a lot of variables when it comes to the lifespan of a roof. In the right circumstances, most roofs should last 15 years at the very least.
Unfortunately, not all roofs live up to their predicted lifespan. And when a roof needs to be repaired or even replaced seemingly prematurely, homeowners are understandably upset. After all, you invest in a good roof. You expect it to last.
But here’s why some roofs don’t.
Improper Installation
It doesn’t matter what roofing material you choose, if it’s not installed correctly, it’s not going to last.
That’s why it’s important to talk to your Sarasota roofing company about what they’re good at, what they’re experienced in, and what they know. Not every roofing company can install every kind of roof.
And when you buy a home that’s already been built, be sure to have the roof inspected by someone who understands that particular kind of roof and roofing material.
Incorrect Roofing Material
That being said, not every roofing material will work well with every architectural design. Make sure you ask questions about what kind of roofing material is installed.
Poor/Disadvantageous Architectural Design
Sometimes it’s not the original roofers’ fault. The entire architecture of a home affects the lifespan and effectiveness of the roof. And if that architectural design hasn’t taken the roof into account, then you might have issues earlier than expected.
Of course, you see a lot of flat Sarasota roofs because Med Rev and Mid-Century modern are such popular architectural styles around here. And in a rainy environment like this one, flat roofs might have poor drainage, leading to puddles and pooling. Those issues in turn cause materials to rot and disintegrate.
Other problematic designs include roofs that have too many angles and valleys where water can seep through the joins. Even homes that don’t have adequate ventilation can easily lead to moisture buildup—another common problem for Sarasota roof repair companies.
Lastly, if the architect hasn’t adequately accounted for the home’s structure, a sinking foundation or a strong storm can cause the whole home to move. Even seemingly imperceptible shifts can easily show up as cracks or gaps on a roof.
Undetected Damage
Especially here in Sarasota and Bradenton, roof damage can potentially occur every year. And you might not even see the effects—until it’s too late and way more expensive than it would have been initially.
This is why we strongly urge homeowners to establish a relationship with a local roofing company they trust, and to ask that company to perform regular roofing maintenance checks. Roof maintenance allows us to intervene early and ensure that your roof is in good shape every year.
It also allows you, the homeowner, to be more educated and empowered about your roof as well as your roofing company.
